Summer is a great time to implement comprehensive building retrofits and upgrades. Retrocommissioning is a systematic process for identifying less-than-optimal performance in a facility’s equipment, lighting and control systems—then making necessary adjustments. Retrocommissioning focuses on improving the efficiency of what’s already in place, as compared to retrofitting, which involves replacing outdated equipment. Retrocommissioning delivers numerous opportunities for energy savings in buildings where:
- Space, function and equipment alterations have impacted operations
- Proper commissioning was never completed at the time of construction
- The building has operated for years without commissioning
While buildings over 20,000 square feet are generally the most cost-effective for retrocommissioning, any eligible building may qualify for retrocommissioning if Energy Trust of Oregon staff determine that the measures are cost-effective. Buildings with a higher than expected energy use intensity (EUI), and those challenged with low funding for capital improvements should consider retrocommissioning. Building types can include offices, fire stations, police stations, natatoriums, recreation centers, athletic centers, courthouses, libraries, community centers, museums, 911 call centers and detention centers.
Cash incentives from Energy Trust are calculated at $1.80/therm and $0.15/kWh saved. Projects must be finished within 180 days of receiving the incentive offer, and material costs cannot exceed 20% of the overall cost.
Successful completion of a retrocommissioning project requires significant collaboration and communication between the customer, trade allies and Energy Trust staff.
